Introduction
The Add / Edit Property feature allows you to create new property records or update existing ones. The process is guided through several steps, ensuring that essential information is captured accurately for lettings.
Accessing Add/Edit Property
(1) Add Property
To create a new property, select the Add Property button located in the top-right corner of the Property List.

(2) Edit Property
To update an existing property, open the Property Details page and click the Edit icon on the left-hand side.

Add/Edit Property Process
“Edit Property” and “Add Property” share the same layout and functionality, and both consist of six steps:
Property Info & Marketing Info
When creating or editing a property, you’ll begin by entering information in these two steps:
In the Property Info step, you must enter the address, postcode, and the number of bedrooms and bathrooms, along with a details description of the property. You can also provide additional basic details such as the year built and furnished status...
In the Marketing Info step, you are required to enter the property type (e.g., Bungalow, Apartment, Terraced, Land), rent amount, rent frequency and deposit amount. You can also add information about features (e.g., Parking, Fireplace, Storage Space, Private Balcony) and utilities (e.g., electricity, water, heating) to make your property details more complete.
Legal & Compliance
Compliance Certificates
For to-let properties, you can add seven types of compliance certificate: Display Types: Energy Performance Certificate (EPC), Electrical Installation Condition Report (EICR), Gas Safety Certificate, Smoke Alarm Regulation, Fire Risk Assessment (HMO only), Portable Appliance Testing (PAT) and Legionella Risk Assessment.
You can add them by selecting the Add button on the right. Only one file can be uploaded for each type of certificate, but you can edit or delete the certificate if needed.
Certificates must include File, Valid From and Expiry Date. These fields are required to ensure compliance before marketing:
Rights & Restrictions and Risk Information
Where a Yes/No choice exists, an additional “Unknown” option is available.
This helps when information about the property is not yet confirmed.
Ownership & Management
This step lets you assign the property’s landlord. You can choose from existing contacts or create new ones directly from the form.
Primary negotiator cannot be edited, but you can choose secondary negotiators if needed. You can also select service type for this To Let property: Fully Managed, Rent Collection Only or Letting Only.

Media
You can upload multiple property images at once. Floor plan, video and virtual tour link are optional.
If a property has no images, the Property List will show a default placeholder image.
Saving a Property
When creating a new property
When you select Save, the system checks:
Required address fields (address line 1 and postcode)
Duplicate property addresses
If all validations pass, the property is created with the default status Instructed.
When editing a property
At the final step, you can choose Back, Save, or Save & Exit.
Validation differs for unpublished and published properties:

Unpublished properties
The system runs required checks before saving. If any check fails, you’ll receive a prompt. If all checks pass, the property is updated.

Published properties (Available, Let Agreed)
The same validations apply. Once passed, the property is updated and automatically synchronised across publishing platforms.
