Introduction
Offers in LoftyWorks Lettings allows your team to record, review, and compare offers on a property, then move the accepted offer into Lettings Application.
This article explains how to work with Offers in LoftyWorks from two angles:
The Offer List (company-wide view)
Offer Status (what each status means, and how they’re used)
Use this article together with Add/Edit Offer and Offer in Lettings Application for the full end-to-end workflow.
Summary
Offer List
What is the Offer List
To access the Lettings Offer List, navigate to Lettings → Offers. This list provides a company-wide view of all Offers recorded on Lettings properties and is designed for managers and negotiators who need to see all current activity at a glance, filter Offers by negotiator, drill into specific properties or Offers for more details, and create or view lettings application records directly from the Offer.
Layout : property rows & offer rows
The list is grouped by property:
Property row
Each property row summarises offers for that property, it Includes fields:
Property Address
Offer Count
Highest Rent Offer – highest amount among Pending/Accepted Offers
Lowest Rent Offer – lowest amount among Pending/Accepted Offers
Negotiator(s)
Clicking the property row opens the offers rows on that property:
Offer row
Under each property row, you’ll see one or more Offer rows, each representing one tenant (or tenant combination) on that property, it Includes fields:
Tenant
Latest Submission Date
Latest Rent Offer
-
Status
The current status of that tenant’s latest Offer (see Offer Status section below).
-
Lettings Application
Shows either Create or View, depending on whether a lettings application exists and your permissions.
Search and Filter
At the top of the Offer List you can:
Search by:
Property Address (any part of the address), or
Tenant Name
Filter by Negotiator
Offer Status
Available statuses
LoftyWorks uses four Offer statuses:
-
Pending
Offer has been submitted, and is awaiting the landlord’s decision or further negotiation.
-
Accepted
Landlord has accepted this Offer.
Typically the starting point for Lettings Application.
-
Rejected
Offer has been declined by the landlord or replaced by a better offer.
-
Withdrawn
Tenant has withdrawn their Offer, or the estate agency has marked it as no longer active (for example when a new Offer is submitted and the previous one is withdrawn).
Statuses are colour coded in both the Offer List and Offers tab.
Status counters (top of Offer List)
At the top of the Offer List page you'll see counters:
These counters:
Show total counts across all Offers in the company
Update as Offers change status
Are not affected by Negotiator filters or search
Clicking a status counter filters the list below to Offers with that status.
Sorting by status
Offers are grouped and sorted in this order:
Accepted
Pending
Rejected
Withdrawn
Within each group, Offers are sorted by latest submission date – newest first. This puts the most relevant and time-sensitive Offers at the top.
