Introduction
This article explains how to create, view, edit, and delete offers in LoftyWorks Lettings. It also outlines how to select tenants and occupiers, upload supporting documents, record declarations and financial details, and handle situations where a tenant submits multiple offers.
Summary
Add an Offer
You can add an offer from property's offers tab by navigating to either:
Lettings > Offers > click on a specific property address and jump to the property's offers tab:
Or Lettings > Properties > click on a specific property address and jump to the property's offers tab:
When you click Add Offer(+), LoftyWorks checks your permission. If permitted, you’re taken to the Add Offer page.
Tenant Information
Tenants (Required, Multi-Select)
Select one or more tenants from your existing Contacts.
If the selected contact does not already have the tenant type, LoftyWorks adds it after offer creation.
If the tenant isn’t listed:
Click Add New Tenant to create a new Contact.
The new Contact is automatically assigned type: Tenant.
Permitted Occupier (Optional, Multi-Select)
Select permitted occupier(s) from your Contacts list.
If the selected permitted occupier doesn’t already have type: Tenant, LoftyWorks adds it after offer creation.
If the occupier isn’t listed:
Click Add new Tenant to create a new one.
Offer Details
These fields capture the key terms of the tenant’s offer.
Rent Offer (£ pcm) (Required)
Enter the tenant’s proposed monthly rent amount (whole number).
Proposed Tenancy Start Date (Required)

Select two dates: earliest and latest:
The earliest date must be today or a future date.
Tenancy Length (Required, Single-select)
With 12 months shown by default. Dropdown options: 6 months, 12 months, 18 months, 24 months, or custom months.
Tenant Declarations
Pets (Optional, Single-select)
- You may choose: No Pets / Cats / Dogs / Other.
Smoker(Optional, Single-select)
- You may choose: Yes or No
Employment & Financial Information
Displays the number of tenants based on the Tenant Information module. For each tenant:
Employment Status (Optional, Single-select)
- You may choose: Employed / Self-Employed / Unemployed / Student / Retired / Other.
Guarantor Needed (Optional, Single-select)
If Yes is selected, fields appear for entering the guarantor’s name, phone number, and email address.
Supporting Documents
You may upload documents related to the offer.
Click Upload to open the file picker.
Uploaded documents can be previewed or deleted.
These documents also appear in the property’s Documents tab.
When a Tenant Has Previously Submitted Offers
If this tenant has already submitted one or more offers for this property, LoftyWorks shows a popup after clicking Add Offer:
After submitting:
Older pending/accepted offers move to Withdrawn.
The new offer becomes the tenant’s active offer.
When the offer is created: It appears as a new Offer Row under the property and its initial status is Pending.
View an Offer
On the property’s Offers tab:
Click View in the “Actions” column for any offer row. Only users with view permissions can access the View Offers page.
Multiple Offers from the Same Tenant
If the tenant submitted more than one offer on this property:
Tabs at the top allow you to switch between all their offers.
The latest submitted offer appears in the first tab.
Document Handling
When viewing an offer: Documents can be previewed and downloaded.
Edit an Offer
You can only edit the most recently submitted offer from that tenant on this property.
How to edit:
Go to View Offer.
On the latest offer tab, click Edit (if you have permission).
The Edit Offer page contains exactly the same fields as Add Offer.
Delete an Offer
On the property’s Offers tab, under “Actions”:
Click Delete to remove an offer
When deleted, the offer is permanently removed
Permissions Summary
A user may add, edit, delete, or view offers if they are the property’s Negotiator or Second Negotiator, or if their role has been granted the Offer View permission (view only) or the Offer Management & Link Lettings Application permission (full control). If these criteria are not met, offers will either be read-only or hidden altogether.
