Introduction
In UK property sales, many progressions depend on one another. LoftyWorks provides Chain Management directly inside Sales Progression so agents can understand how a progression fits into the wider chain, identify risks, and keep all related parties informed.
Summary
Understanding Chains in UK Property Sales
A chain is a sequence of sales progressions that depend on one another to complete.
Example of a UK property chain
Buyer A purchases a home from Seller B
Seller B uses the funds to purchase from Seller C
Seller C purchases from Seller D
This forms a chain: A is Start of Chain and D is End of Chain
Chain vs Sales Progression
Sales Progression = individual progression
Chain = how multiple progressions link together
A Sales Progression may belong to one chain or be chain-free (e.g., cash buyer or unlinked purchase)
A chain always contains two or more progressions.
Accessing Chain Management
Inside any Sales Progression, go to: Sales Progression → Left Sidebar → Chain.
The Chain tab appears below the Checklist. If a progression is not yet part of any chain, you will see an empty state.
You may then:
Create New Chain
Add to Chain
View or update suggestions
Creating a Chain
Create New Chain
Creates a chain containing only the current Sales Progression.
Useful for:
Chain-free sales
Starting a chain before adding related progressions
Add to Chain
Click "+" Add to Chain at the top right to open a window where you can:
Add internal (existing) property
Add external property
If you choose existing property or add external property, a new chain is created containing multiple progressions.
Chain Suggestions
LoftyWorks can recommend related progressions based on Buyers and Vendors involved.
How to update suggestions
Suggestions refresh when:
You click Update Suggestions
The Sales Progression is newly created (auto-refreshed once)
When a progression is suggested
A progression is suggested if:
Buyer in another progression matches Vendor in this one → "Vendor Has Related Purchase"
Vendor in another progression matches Buyer in this one → "Buyer Has Related Sale"
-
Buyer or Vendor with the same email address appears in another progression → "Same Email" (limited to a maximum of 5 matches)
When progressions are NOT suggested
Progressions in Completed or Cancelled stages
Suggestions you previously marked as Ignored
Adding a suggestion to the chain
Click Add Chain on a suggested item.
If you have permission on that progression:
It is added to both progressions’ chain views (bi-directional linking)
If you do not have permission:
It is added only to the current chain view
Node placement rules
If a suggested internal progression is added:
Vendor Has Related Purchase → place below the matched node
Buyer Has Related Sale → place above
Same Email → place above
External nodes (non-company progressions) are always placed above the current progression.
Chain Node Display
Each chain progression appears as a node card.
A card may represent:
An internal progression you have permission to view
An internal progression you do not have permission to view
An external node manually entered
Each node card displays the information as shown in the following image:
Cards can also be dragged to reorder the chain when appropriate.
Adding Internal Progressions to a Chain
Inside Add Chain → Search Existing Property, you can search by property address.
Search results include:
Full property address
Asking price
Number of related Sales Progressions (excluding cancelled/completed)
You may expand a property to see all associated Sales Progressions and select one or several to add. If no placement rule applies, the node is placed at the top of the chain.
Adding External Nodes
You may add progressions outside your organisation. External nodes allow you to map the entire chain accurately.
What is an external node
A representation of a progression managed by another estate agent or party. It does not create an actual property record in LoftyWorks.
External node form
External nodes are always placed above the current progression. They can later be edited.
Viewing, Editing, and Removing Chain Nodes
Viewing a node
Click View on a node card. If the node is:
External → A view panel opens with fields you entered
-
Internal → A view panel opens showing key details
If you have permission, clicking Edit opens the full Sales Progression detail
If no permission, a message appears
Editing a node
External node:
View → Edit → Save or Cancel
This edits only the chain node (not Contacts)
Internal node:
If you have permission → Edit opens the full Sales Progression
Editing or setting Risk
Risk can be changed via the Risk icon:
External nodes → direct pop-up
Internal nodes → shown only if you have permission
Risk changes update across all chains that contain this progression
Notes on nodes
In Notes, you can add notes on the left and view all previous notes on the right. Each note displays its creator, timestamp, and edit history. You may pin, edit (your own only), or delete (your own only) any note. Selecting "Load more" retrieves older notes. These notes also appear in the Sales Progression’s overall Notes timeline.
Removing a node
Click Remove → confirm. Removing a node detaches it from the chain If it was the last node, the chain is deleted. The node representing this Sales Progression cannot be removed.
