Landlord Portal
With the Landlord Portal feature, landlords will be able to receive insight into their properties. They would be able to see the rent collection process, approve workorders, and more.
Inviting the Landlord
The first step is for the Property Manager to invite the Landlord to the Landlord Portal. To do that, the Property Manager will go to their Contacts, find the Landlord they want to invite, then click on the “Invite” button on the top right corner next to “Chat”. Then, ensure that the email the invite will be sent to is the right one, and click “Send”.
After the Property Manager has sent an invite, the Invite icon will change to “Resend Invite”.
Once invited, the Landlord should see the invitation email.
The Property Manager can see that a Landlord has accepted the invite this green check mark appears next to the Landlord's name in the Contacts list:
The Invite button will also disappear for that Landlord in their Contacts page.
Landlord Portal
When the Landlord logs into the portal, they will have access to the Dashboard, Communication, Portfolio, Rent Collection, Statements, and Workorders.
Dashboard
The Dashboard gives an overview of the properties the Landlord owns, showing a summary of the rent collected, workorders pending approval, occupancy rate, and landlord payout.
Communication
This allows the Landlord and Property Manager to chat. Landlord or PMs can attach a file, image, video, or emoji.
Portfolio
Displays all the contracted properties in the Landlord's portfolio. The total number of properties the Landlord is listed to own in LoftyWorks is displayed on the Dashboard under the Occupancy Rate tile, but only the contracted properties will display in the Portfolio. Thus, there may be some discrepancy between the Occupancy Rate tile and the Portfolio.
Rent Collection
This section shows all the instances of rent being paid/owed for each property in the Landlord's portfolio. The Landlord is able to see which Tenant has paid or owes, what Property they belong to, the Due Date, Description, Amount, and Status. This allows the Landlord to see both upcoming and settled rent.
The Search bar in the Rent Collection section allows for the Landlord to search by Tenant and Property Address.
Statements
Allows the Landlord to access statement documents for Payouts from the Property Manager to Landlord. For each document, the Landlord can see the date it was generated and the time period the statement covers.
Example of Landlord Statement:
The Statement can also be downloaded.
Workorders
This section contains active and past Workorders that require Landlord approval.
When a Property Manager creates a Workorder in LoftyWorks, they can mark it as requiring Landlord approval. That Workorder record will then appear in the portal for the Landlord owning that property.
The Landlord can view the Workorder and approve or decline it. If they decline, the Landlord will need to fill in a reason for rejection.
