Introduction
We understand how important it is to rely on automations that will help your business grow. With that in mind, we created two handy rent automation features.
Check them out by going to Settings > Finance and scrolling to the two new options, Rent Due automation and Late Rent automation.
Rent Due Automation
When this toggle is turned on, an automatic email will send to your Tenants to remind them when their rent is due.
The Rent Due Date uses the Start Date and Frequency that you set on your Recurring Invoice. On the screenshot below, rent is due on the first of every month until February 2025.
You can customize the rent due reminder email by clicking on the Edit Email button.
Important: currently, variables or merge tags are not supported in this email. This reminder email should be generic enough that it can be reused to send to multiple Tenants.
The screenshot below shows the template editor. You can select which integrated email address you would like to send the late rent notification from in the 1st highlighted section. The 2nd section highlights the rich text editor you can use to format your email.
Late Rent Automation
This new setting allows you to automatically generate a late rent invoice that sends to your tenant if they do not pay within the grace period, along with a notification email.
The Rent Late Date uses the Start Date, Frequency, and Number on days until due that you set on your Recurring Invoice. On the screenshot below, rent is due on the first of every month until February 2025, and is considered late if it is not paid by the second.
The Late Rent Automation has two parts - an automatic email, and an automatic invoice. The invoice will help PMs charge a “late fee” to their tenants who do not pay rent on time.
It is important to note the logic with the Late Rent Automation. This setting asks how many days we would like to allow the rent to be late before we trigger the automation.
Let's break it down using the screenshots below as a reference. On the left, we have our invoice.
- Rent is due on the 17th of every month
- Rent is considered late after the 20th (3 days)
On the right, we have our Late Rent Automation settings.
-
The process is set to trigger after 1 day of being overdue.
With these settings, the Tenant would receive an automatic email and an invoice charging them a late fee on the 21st of every month.
